About this agreement
These terms apply to every quote, contract and piece of building work carried out by Timberapex, unless we have signed a separate written agreement with you that says otherwise. If there is a conflict between this page and a signed contract, the contract wins.
By accepting a quote from us, you are confirming that you have read and understood these terms.
Quotes and pricing
Written quotes stay valid for thirty days from the date we send them, unless the quote says something different. Pricing can move if the scope changes, if a site survey turns up conditions we could not see earlier, or if a supplier raises material costs before you sign.

- Quoted prices assume clear site access during normal weekday hours
- GST is included unless the quote says otherwise
- Client supplied materials are not covered by our warranty
Contract, deposit and progress payments
The build begins once you have signed a contract and paid the deposit stated on it. Progress payments are tied to completed stages, not to calendar dates.
- Deposits are usually ten percent of the contract value
- Stage invoices are payable within seven days of issue
- We may pause work if an invoice goes unpaid past fourteen days
- Interest may apply to overdue amounts at the rate stated in the contract
Variations and changes
If you want to change something after the contract is signed, we will price the change and put it in writing before we start. Only approved variations proceed. Verbal requests may be declined or may be confirmed in writing at our discretion, because undocumented changes are how budgets get out of hand.
Changes requested late in a build may carry extra cost for wasted material, rescheduling trades or reworking joinery already cut.
Site access, timing and delays
You agree to give our crew safe and clear access to the site during normal working hours, along with power and water where the contract requires it. If access is blocked, or if a client, another trade or an approval authority holds work up, the programme moves accordingly and any resulting delay is not a breach on our side.
Weather, supply chain problems and events outside our control may also affect timing. We will tell you as soon as we know about a delay and give you a revised programme.
Warranty and liability
We warrant our work for the period stated in your contract, which is currently six years on structural elements and two years on finishes for homes, and five years on workmanship for saunas and bathhouses. The warranty covers defects in our work and does not cover wear and tear, misuse, storm damage or work done by others.
To the extent permitted by law, our liability under a contract is limited to the value of the work we carried out. Nothing here removes rights you hold under Australian consumer law.
